3 Ways To Get A Better Sale Price For Your Home
Looking to make a fresh start and move elsewhere in 2020? Prior to contacting any estate agents and asking them to come out and value your property, ahead of a potential sale, you should do a recce of the place to see where any enhancements can be made to ensure it attracts a great asking price.
You want it to have mass buyer appeal, so pull out all the stops and it won’t go overlooked, and it doesn’t necessarily have to cost a fortune to do it – even a few small changes can prove effective.
From our experience, the following three measures will each add a healthy number of pounds to a property’s price tag:
Bring more light into the space
The inside of your home needs to feel wonderfully inviting, not dark and dingy. Lose any murky indoor feel by making your windows spick and span, fitting bright energy efficient lightbulbs and installing a roof lantern or bi-folding, French or patio doors.
Rooms always appear larger than they are when lots of natural light enters them, which is especially great if you live somewhere quite compact – the trick of the light works wonders.
Put unused rooms to better use
The added space that you so desperately crave could already be available in your home. For instance, is your garage a dumping ground for ‘junk’? It could be turned into a trendy home office or an extra bedroom, if you like having people over to stay. Either option could add up to 30% to your home’s valuation.
When you opt to convert, there is a good chance that you won’t need planning permission as it’s what’s known as a ‘change of use’.
If converting isn’t a possibility, the alternative is to extend the house with a conservatory or orangery.
Redecorate and repair
A dated décor won’t do your home any favours, and nor will worn and damaged handles on your cabinetry.
Give your walls a fresh coat of paint in a fashionable colour and do some handiwork by removing and updating those handles that are on their last legs.
